Energy Performance Certificates
Legislation implemented in October 2008 now means that an Energy Performance Certificate (EPC) is required for all homes whenever built, rented or sold. Our sales team can co-ordinate the preparation of the EPC on your behalf using one of our appointed, accredited energy assessors.

Preparation of Your Property for Letting

Tenant Application
The quality of tenants is of paramount importance and references are carried out on each adult wishing to be considered as a potential tenant. Credit checks via “Homelet Credit Referencing Agency”, confirmation of employment, accountant’s reference, previous landlord or letting agent references, plus proof of rental payment through bank statements will be obtained before a decision is made on each potential tenant.

Overseas Income Tax
Any landlord that will be letting out a property and living abroad will require an overseas tax exemption certificate. dg Property Consultants can supply you with the relevant application forms. Property Insurance
It is the landlord’s responsibility to ensure that Buildings Insurance is in place and that the policy covers the property with a tenant in occupation. Landlords building insurance policies available are via Homelet.
